Odoo 11 community build: Install a custom theme show error "you are trying to install incompatible theme in the module."

Question

I got a third party theme, after add it to addons folder, and refresh the module list, the new theme showed in application list. When I tried to install it, it failed with " you are
trying to install incompatible theme in the module. "

You cannot have multiple themes that are not based on one another installed at the same time.
In apps, if you search "theme" you will likely see one of the other themes already installed.
Uninstalling any installed themes will allow you to install the new one.
