How to make installment for down payment? [odoo 13]

Question

I want to create a product (property) which normally customer made a multiple down payment before actually moving into buying process (mortgage).
For instance, for $1.000.000 house, I want to made a 20% down payment that can be paid 12 times (monthly) in a year. I also want to include this into 'follow up' features in odoo so the admin can track the deadline of down payment installments.
Is there any way to made this possible without posting the entire product to invoice? Because we can't claim

You could create multiple down payment invoices.  The "down payment" product should be set up so that it posts to a "prepayments" account that is an asset on the Balance Sheet (and not income on P&L).
You might have to create the reminders manually.
