if you modify the odoo community edition source code you must comply
with LGPL licence and redistribute your modifications to your users.

If you add new modules which do noy copy/paste licensed code, you are
free to license under a proprietary licence and not redistribute it

Many don't understand what LGPL is and think you can modify it without
reversing. It is not the case. LGPL means only the GPLed code can be
linked to non-GPLed code.
